Fix & flip is business-purpose bridge lending with a construction component. The lender advances a share of the purchase plus a rehab budget released in draws, and the exit — resale or refinance — repays the note in 12–24 months.
Experience is the real currency: completed-project count moves leverage, pricing, and how much rehab a lender will fund. A first-timer with a great deal still gets financed — just at more conservative terms.
How the leverage stacks
Three dials: % of purchase (LTC), % of rehab funded, and a ceiling as % of ARV — the deal must clear all three.
Rehab funds release in draws after inspections; borrowers front each phase and get reimbursed.
Interest is often charged on drawn balance only (better) or full commitment (watch for it).

Yes — expect lower LTC, a stronger liquidity requirement, and sometimes a GC requirement. A season-one flipper with a licensed GC reads much better.
